Under Contract to Close

  • Office file management and compliance
  • Obtain & follow up on signatures for disclosures
  • Meet all dates and deadlines (agent is responsible for inspection and appraisal negotiations)

  • E-Calendar & introduction sent to client to include information on scheduling inspection, delivering earnest money, and gathering a property insurance quote
  • Liaison between lender, title, and agents
  • Check on status of appraisal and loan periodically
  • For listings – create and send appraisal packets 
  • Set closing location/time as directed by agent
  • CDA request prepared and sent to agent’s office
  • Obtain closing documents and submit to agent office 
  • Work with office to ensure file compliance and completeness 
  • For listings – close out MLS 
  • Any and all follow up requests as directed by agent 
  • Creating amends and/or contracts is something we can talk through each agent with

Pre-Listing Management

  • Schedule photos
  • Schedule staging if necessary and upon request of agent
  • Upload listing paperwork to compliance
  • MLS input (sent to agent for review & approval)
  • Showing service set up with information provided by agent
  • Schedule any pre-listing services with preferred vendors of agent
  • Communicate with sellers and agent throughout pre-listing period
  • Creating disclosures is something we can talk through each agent with
